Evaluating the current market trends in your neighborhood, carefully weighing these trends with the significant features and condition of your home, and factoring in any improvements you may want to complete; we will help you determine an appropriate asking price to attract buyers.

How does your home measure up to other homes on the market and how do we give it the WOW factor?  Your Universal Listing Team offers complimentary staging consultation that will give you the most bang for the buck.  We not only show you what needs to be done, we work with you to get it done.   Often our clients jokingly comment that they had no idea their home could look so good, so maybe they should just keep it for themselves.

From the conventional MLS exposure and open house opportunities to personalized direct neighborhood marketing and private invitational showings as well as personal referral and contact lists, we reach out in multiple directions simultaneously to widen a property’s exposure. By necessity, the sale or purchase of a home creates a timetable to be followed by both the buyer and seller.  The timetable we prepare for you will include a number of action items for both buyer and seller, such as initial deposit, inspections, repairs, additional deposits, documents/reports, correction of deficiencies, removal of contingencies, final document signing, final transfer of funds, and close of escrow.  That timetable will be reviewed and updated as needed to ensure a timely transaction.  You can be assured that your Universal Listing Team will be working hand-in-hand with you from our initial meeting until escrow has closed successfully.
